How it works

Whole Home Maintenance will come annually and make a home assessment for you and assess your maintenance needs.  We will visually inspect your home from the roof to the foundation.  We will create a to do list to keep your home running at its peak.  We will provide you with a detailed report and an audit of all your home appliances.  We will construct a digital book or owner’s manual for your home. Then we will come quarterly to maintain your home at peak efficiency.

Initial Home Assessment

Before beginning your quarterly maintenance program, we do a full inspection of your home to assess its current condition, including:

  • Visually inspect your roof for any major damage
  • Bricks and siding for any deterioration
  • Check for proper drainage
  • Look for signs of water leaks or water penetration
  • Check for proper insulation
  • Check the function of doors, gates and locks
  • Caulking at showers, tubs and sinks
  • Inspect walkways and driveways for major cracks or tripping hazards
  • Hot water heaters for any signs of water overflow in pans or corrosion
  • Visually inspect windows for cracks, breaks, or fogging
  • Check smoke detector ages and function
  • Note vegetation scraping parts of the home
  • Check for worn weather stripping
  • Review appliance conditions and any other signs of concern

Quarterly Maintenance

Our quarterly home maintenance program is structured to align with each season: Summer, Fall, Winter, and Spring. Within this schedule, we’ve categorized tasks into those to be addressed every quarter and those tailored to the unique demands of each season, allowing us to optimize our efforts and address any seasonal concerns proactively. This approach ensures that your home receives the care it deserves all year long. We supply everything that is needed for each quarter maintenance visit. 

EVERY QUARTER
  • Sanitize garbage disposal
  • Sanitize washing machine
  • Sanitize dishwasher tub
  • Clean dishwasher filter
  • Replace return air filters
  • Water softener maintenance
  • Test GFCI Outlets and Breakers
  • Inspect under all sinks for evidence of water issues/damage
SUMMER
  • Replace refrigerator air/odor Filters
  • Replace refrigerator water filter
  • Vacuum kitchen refrigerator coils & exterior vents
  • Degrease vent hood filters
  • Treat HVAC condensate drain lines
  • Descale and clean ice maker and coffee maker
  • Test smoke detectors, carbon monoxide detectors, and fire extinguishers
  • Inspect and test sprinkler system
  • Visual inspection of home exterior addressing minor issues like caulk repairs vent obstructions insects, wasp nests etc.
  • Inspect and tighten laundry hoses
  • Clean entire length of dryer vent line
FALL
  • Descale tankless water heaters
  • Flush tank water heaters
  • Inspect dryer vent
  • Clean water inlet filter (washing machine)
  • Test smoke detectors, carbon monoxide detectors, and fire extinguishers
  • Winterize hose spigots
  • Store hoses
  • Turn off and winterize sprinkler system
WINTER
  • Replace refrigerator air/odor Filters
  • Replace refrigerator water filter
  • Vacuum Kitchen refrigerator coils & exterior vents
  • Service garage door rollers, springs and bearings
  • Descale and clean ice maker and coffee maker
  • HVAC treat condensate line
  • Vacuum & Clean bathroom fan grills
  • Inspect faucet aerators. Clean/replace as needed
  • Test all drains. Clean out drain lines and adjust stoppers as needed
  • Test smoke detectors, carbon monoxide detectors, and fire extinguishers
  • Replace smoke detector batteries
  • Test and tighten all knobs, handles and hinges throughout the house
  • Visual inspection of home exterior
SPRING
  • Vacuum Kitchen refrigerator coils & exterior vents
  • Service garage door rollers, springs and bearings
  • Descale and clean ice maker and coffee maker
  • HVAC treat condensate line
  • Vacuum & Clean bathroom fan grills
  • Inspect faucet aerators. Clean/replace as needed
  • Test all drains. Clean out drain lines and adjust stoppers as needed
  • Test smoke detectors, carbon monoxide detectors, and fire extinguishers
  • Replace smoke detector batteries
  • Test and tighten all knobs, handles and hinges throughout the house
  • Visual inspection of home exterior

On-Demand Handyman Services

Whole Home Maintenance also offers on-demand handyman services at an hourly rate. Every quarterly maintenance plan includes 2 hours of handyman services per quarter.

  • Assemble ready to assemble furniture
  • Hang TVs, shelves, pictures, curtains, mirrors, and other decorative items*
  • Minor touch-up painting
  • Adjust door swings and strikes
  • Replace doorknobs and dead bolts
  • Adjust cabinet doors
  • Install video doorbells
  • Fix jammed garbage disposals
  • Replace garbage disposals
  • Replace worn out weather stripping in doors and windows
  • Apply touch up caulking and grout around sinks, tubs showers and toilets
  • Fill driveway and sidewalk cracks and worn-out expansion joints
  • Fix running toilets
  • Unclog a sink**
  • Replace threaded water supply lines on toilets and appliances

*Up to certain weights, not including fine and/or expensive art pieces, and is what deemed by Whole Home to be standard wall finishes
